Are the units at Rockwood Lane for rent or for purchase?The homes at RWL are not rentals; they are purchases of an “occupancy agreement.” This means you are not buying the “brick and mortar” of the building or villa, but rather you are buying a lifetime occupancy of the unit. This entitles you to live in the home as long as you like…for your lifetime, or until you choose to sell. Do I own my Apartment/Villa Home?Rockwood Lane holds the title to the property and you purchase an “Occupancy Agreement” to live there as long as you choose (see above).

What does the maintenance fee include?Your monthly maintenance fee covers a variety of services as well as the availability and maintenance of a wide range of amenities, including: Water, Sewer, Trash collection Gas and Electric (in main building; not included for villas) Sophisticated Entry Security System Emergency Call System Monitor (optional) Indoor Swimming Pool and Spa with Sundeck Fitness Center Activity Rooms for Movies, Arts & Crafts, etc Work Shop Library Beauty Shop Guest Rooms for short-term visitors Resident Outings for Shopping and Tours Social Services Coordinator Visiting Nurse (once a week) *The Villas pay a separate electric and gas bill.**

Does the monthly maintenance fee vary from year to year?The monthly maintenance fee reflects the cost of the goods and services provided to our residents by Rockwood Lane, thus it can vary somewhat from year to year as those costs (water, sewer, etc.) luctuate. The Rockwood Lane Board of Directors approves all fee changes and makes every effort to keep any increases to an absolute minimum.

What other living expenses should I expect to incur?In addition to the monthly maintenance fee, you will be responsible for your own telephone, internet, and cable television charges

What kind of insurance do I need to move in?Insurance of your personal belongings is highly encouraged, as well as liability and loss of use.

What happens if I have a medical emergency?Each Rockwood Lane unit is equipped with fire and smoke alarms. You can also add a Emergency Call System through Lifeline Medical Alert Systems for an additional cost, ask us for more information.

Are garages available?Every Rockwood Lane Villa includes a double car garage. In the case of the main building, a space in our underground parking garage may be purchased as available.

What type of transportation is available for Rockwood Lane residents?Rockwood Lane has a large 18 passenger bus that is used for scheduled transportation to local stores, shopping malls, and community events.

Are pets allowed?Yes, Rockwood Lane is a pet-friendly community; however, all pets must be under 25lbs.

Do I take care of my own yard?Grounds keeping services are included with your monthly maintenance fee; however you are welcome to personalize your garden and patio areas with additional plantings and containers as long as you care for them.

Will I have the opportunity to garden?Residents can enjoy gardening in our Community Garden.

Is there a beauty salon?Yes, we have a beauty salon at RWL available to you by appointment.

Are residents allowed to smoke in their units?Rockwood Lane’s homes are smoke-free; you may however smoke outside 25 ft away from the building building per Washington State law.
